Your TC will :

  • Open escrow: provide all necessary documents & contact info (per agent’s request)
  • Audit purchase offer and counters
  • Start a new file with the office
  • Create an escrow calendar with all contingency dates and send reminders during the course of escrow
  • Provide a link to the transaction file which is accessible online 24/7
  • Prepare seller disclosures, DocuSign, audit, and send a complete package to the buyer’s agent (for listings)
  • Review seller disclosures & DocuSign them to the buyers (for purchases)
  • Work directly with escrow, provide all requested items
  • Maintain weekly contact with all parties involved
  • Order Home Warranty
  • Perform a file audit one week before the close of escrow & obtain any missing items / signatures
  • Communicate with the cooperating agent & provide documents per their request
  • Provide agent’s office with a complete file and receive broker’s final approval

Agent’s duties:

  • Complete Agent Visual Inspection Disclosure (AVID)
  • Schedule & supervise inspections, perform final walk-through (VP)
  • Review reports and escrow instructions with clients
  • Negotiate repairs & contingencies (TC can assist with obtaining signatures)
